What are the two properties at CapeBarn?

CapeBarn has two distinct vacation rentals at 1460 Massasoit Road, Eastham. The Barn is a converted 1980 Arabian horse barn — 2 bedrooms, 1.5 bathrooms, sleeps 6, across two levels with a queen bedroom on the main floor and a queen plus two twin beds in the loft. The Main House is a classic New England Cape Cod home — 3 bedrooms, 1 full bathroom, sleeps 6, with two queen bedrooms and a twin bedroom with pull-out trundle across two levels. Both properties are on the same plot and share outdoor space.

Can I book both properties at the same time?

Yes. Both properties are on the same plot and can be booked simultaneously for groups of up to 12 guests. Contact us at hello@capebarn.com to coordinate a combined booking.

What is the difference between The Barn and The Main House?

The Barn is a converted horse barn — two levels, 2 bedrooms, sleeps 6, with the distinctive gambrel roofline and loft character of its history. The Main House is the original 3-bedroom Cape Cod home on the property — two levels, more space, better suited for families with young children. Both properties sleep 6; The Barn is ideal for two couples or a family, The House for larger families who want the extra bedroom.

Are the properties recently renovated?

Yes. Both properties have been fully renovated. The Barn retains its original heavy timber frame and character while being completely updated with modern comforts. The Main House is a classic New England home that has been freshly renovated throughout.

How far is the beach from CapeBarn?

Sunken Meadow Beach on Cape Cod Bay is a 5–10 minute walk directly from either property. Follow Massasoit Road north through the low dunes — the beach is at the end. No car required.

What is Sunken Meadow Beach like?

Sunken Meadow Beach faces Cape Cod Bay — the warmer, calmer side of the Cape. At low tide, the water retreats across broad tidal flats, perfect for walking and clamming. At high tide it's a classic beach. Water temperatures reach 72–74°F by mid-July, which is significantly warmer than the Atlantic side. There are no lifeguards and no parking fees — it's a neighbourhood beach.

Is Cape Cod Bay warm enough to swim in?

Yes, reliably by mid-July. Cape Cod Bay runs 5–8°F warmer than the Atlantic side because the shallow tidal flats heat up in the sun before the tide returns. By peak summer, it's the warmest ocean swimming on the East Coast north of the Carolinas. May and June are cold; September is still pleasant at around 68–70°F.

What are the best beaches nearby?

Sunken Meadow Beach (5-min walk) is your front yard. For Atlantic surf and drama: Coast Guard Beach (8 min, ranked #1 in the US) and Nauset Light Beach (9 min). Is there beach parking?

Sunken Meadow Beach has no parking fees — it's a neighbourhood beach, walkable from CapeBarn. National Seashore beaches (Coast Guard, Nauset Light, Marconi) charge $25/day per vehicle in summer, or free with an America the Beautiful annual pass ($80).

What beach gear is provided?

Both properties include beach chairs, a beach umbrella, and body boards. No need to bring or rent your own.

What is the kitchen like?

Both kitchens are fully equipped for a week of real cooking: induction stove (all electric), full-size refrigerator, coffee maker, kettle, toaster, and full cookware. The Barn's kitchen is converted from the original horse barn tack room. The Main House has a full family kitchen with a dining table that seats 6.

Is there WiFi?

Yes — high-speed WiFi at both properties.

Is firewood provided?

Yes. Firewood is provided for the fire pit throughout your stay.

What outdoor space is there?

The Barn has a private patio with outdoor dining. The Main House has a back deck and garden area. Both properties share access to the fire pit. There's also an outdoor shower at each property — essential for rinsing off after beach days.

Is there parking?

Yes — free parking for 2 vehicles per property. Both properties are on the same plot, so combined bookings have 4 parking spaces total.

How do I book?

What is the minimum stay?

Minimum stay is typically 3 nights during peak summer season (late June–August) and 2 nights in shoulder season. Current minimums are shown on the Airbnb listing.

Are the properties pet-friendly?

What is the cancellation policy?

How do I get to CapeBarn?

The address is 1460 Massasoit Road, Eastham, MA 02642. From Boston: approximately 1 hour 45 minutes via Route 3 South and Route 6 East. From New York: approximately 4.5 hours. See our full getting here guide at capebarn.com/getting-here.

What is the nearest airport?

Barnstable Municipal Airport (HYA) in Hyannis is 35 minutes away — small regional flights. Boston Logan (BOS) is the main international hub, 1 hr 45 min drive. Providence (PVD) is a good alternative at about 2 hours.

Can I get to CapeBarn without a car?

It's difficult. The Outer Cape has no public transit worth using in summer. Plymouth & Brockton bus service runs from Boston to Orleans (12 min from CapeBarn), but local transport from there is limited. A car is strongly recommended for the full experience.

Is there an Uber/Lyft?

Very limited on the Outer Cape — occasional availability in summer, unreliable in evenings. Cape Cab and Outer Cape Taxi are local alternatives. For practical purposes, bring a car.

What is there to do near CapeBarn?

The Outer Cape is extraordinarily rich: 10 beaches within 35 minutes, Cape Cod National Seashore (8 min drive), the Cape Cod Baseball League (free admission, June–August), whale watching from Provincetown (35 min), the Cape Cod Rail Trail (2-minute ride), Wellfleet Drive-In, and some of the best restaurants in New England. What is the Cape Cod Baseball League?

The most prestigious summer collegiate baseball league in America — nearly every major leaguer of the last 40 years played here. Admission is always free. Four teams are within 25 minutes: Orleans Firebirds, Brewster Whitecaps, Chatham Anglers, Harwich Mariners. Season runs late June through early August.

What is the best time of year to visit?

Late June through Labor Day is peak season — warm water, full services, the Baseball League. September is the best-kept secret: water still 68–70°F, no crowds, same restaurants. May and October are shoulder season with lower rates and fewer people. The Rail Trail and National Seashore are beautiful year-round.

What are the best restaurants near CapeBarn?

Highlights: PB's Boulangerie in South Wellfleet (best bakery on the Outer Cape), Mac's Seafood at Wellfleet Pier (oysters at the source), Winslow's Tavern in Wellfleet (finest dining), Ross' Grill in Provincetown (excellent wine list), Ten Yen in Orleans (best sushi on the Cape). Is whale watching really worth it?

Yes. The Stellwagen Bank National Marine Sanctuary directly off Provincetown is one of the world's best whale watching sites. Humpbacks, finbacks, and minke whales feed there from April through October. The Dolphin Fleet runs daily four-hour boats with naturalists aboard. High sighting rates — it's not a gimmick.
